Replacing a Roof in the Wyncote Historic District?

Wyncote has its own township historic district, so many roof changes here start with a board review.

Do you need approval to replace a roof in the Wyncote historic district?

Yes. Wyncote is one of Cheltenham Township's two historic districts, and owners there must get approval from the Board of Historical Architectural Review (BHAR) before the township grants building permits. Bring photos of the roof's condition and a shingle sample; the board meets on the third Thursday of each month.

How many Wyncote homes are prewar?

About 17.8% of housing units in zip 19095 were built in 1939 or earlier, give or take 4.4 points. That is the lowest share in our area, because the zip also takes in later development, so the age of houses varies a lot from street to street.

Cheltenham requires a roofing permit, except for roofing work under 100 square feet and gutters, and asks for the signed contract with the application. The township adds the $4.50 state UCC charge per permit and triples the fee if work starts before the permit. Permit fees are the municipalities' published figures. They are not a quote for roof work; your price comes after a free inspection.
